  • Each project at HP Home Design is as unique as our client's visions, and thus, the timeline for completion varies accordingly. From a simple garage or small home where the client's needs and preferences are clear, the design process to construction drawings can take just a few weeks. However, for more elaborate and quality-driven designs, the timeline extends significantly. We believe that investing more time in perfecting the design yields superior results. Rushing through the process compromises the outcome, and our commitment to excellence means we prioritize getting the design right over meeting arbitrary deadlines. Therefore, while some projects may take several months or even a year or more, we assure you that the extra time spent results in a finished product that exceeds expectations and stands the test of time.

    1. Initial Consultation: We begin by thoroughly discussing your project, either over the phone, virtually, or in person, depending on your location and preference.

    2. Site Review (if applicable): For projects involving additions or renovations within the Greater Sudbury area, we offer a complimentary site review within approximately 25km of the city center.

    3. Fee Proposal: Following our discussion or site visit, we prepare a detailed fee proposal outlining the services we'll provide to complete your project's design.

    4. Pre-Design Services: Upon approval of the fee proposal, we issue an invoice for pre-design services, securing your project with HP Home Design. If the project is an addition or renovation, we will schedule a time to conduct the existing site documentation. We will then take that existing information and prepare a 3D model of the existing conditions. The model will then be used to start the design process.

    5. Detailed Planning: We thoroughly review site information and zoning regulations and conduct a preliminary building code review. We then discuss your project requirements in further detail.

    6. Schematic Design: Our team provides schematic floor plans to initiate the design process, focusing on room relationships, flow, and site orientation. For projects requiring Passive House or High-Performance designs, we may include performance details tailored to the site geography and location.

    7. Design Development: We further develop the design, refining interior and exterior finishes, door and window sizes, and exterior aesthetics. High-quality 3D renderings are provided to visualize the finished design if this is chosen as part of the design fee.

    8. Approval and Design Phase: Once the design is approved and no further changes are expected, we proceed to have the client sign off on the design phase. An invoice for the design phase is issued, moving the project into the technical documentation phase.

    9. Technical Documentation: We produce necessary drawings for contractors and building permit approval. A review set is issued for client and contractor feedback, with alterations made as needed for the best project outcome.

    10. Certification and Review: After an internal review and consultation with involved professionals, certified drawings and required documentation are provided. We remain available during the municipality's review process for any necessary clarifications.

    11. Pre-Construction Phase: If the client opts to work with us during construction, we proceed to the pre-construction phase, preparing for the project's start date.

  • We do offer this as additional service to submit on your behalf.  Rest assured, we remain available througout this process to colloborate with the municipality, ensuring a seamless approval process.

  • Yes! Whether you have a preferred contractor or other professionals in mind, or if you'd like recommendations from us, we're more than happy to collaborate on your project to ensure the best possible outcome

  • Our service fees are tailored to the unique requirements of each project. After an initial consultation to discuss your needs and project scope, we provide a detailed fee proposal outlining the services we'll provide and associated costs. Our transparent pricing structure ensures you know exactly what to expect, with no hidden fees or surprises. Generally, you can expect our fees to range from $2k for a simple garage or small project to $7K for a basic design of a 2,000 sq.ft. home.  However, please note that the price can increase for one-of-a-kind tailored home design or if designing for Passive House or to High-Performance standards.

  • Yes, we are dedicated to providing comprehensive support throughout the construction phase of your project.   • At the present time we accept E-transfer, cash or cheques. Other options may be available in the future.

  • We clearly identify associated fees for our design services upfront. However, additional fees could be incurred in certain circumstances, such as:

    1. Design Changes: If changes are requested after the design has been approved.

    2. Changes During Construction: Changes made by the contractor or owner during the construction phase.

    3. Unscheduled or Non-Approved Site Visits: Requests for visits outside of scheduled or approved times.

    In addition, there may be other costs outside of our services, including fees for other professionals such as engineers, surveyors, septic design, HVAC design, geotechnical assessments, or requirements mandated by the conservation authority.
