Our design fees vary depending on the scope, complexity, location and site characteristics of each project. We provide a detailed fee structure after an initial consultation, allowing us to understand your specific needs and tailor our services accordingly. Generally, for a minimum code-built home, the average fee ranges from $2.00 to $2.50 per heated square foot area.
For new builds we begin with a free 30- to 60-minute initial consultation, available by phone or virtually. This conversation helps us understand your vision, goals, and project requirements, so we can tailor our approach to your needs.
For projects involving additions or renovations, we recommend an on-site meeting to discuss the specifics in detail.
Fees for On-Site Meetings:
Within Sudbury: No fee for the initial consultation.
Outside Sudbury: A flat fee of $150.00 applies for meetings up to 1 hour away. For locations beyond that, fees are calculated based on time and distance.
The meeting fee will be invoiced before the scheduled date and time.
After the consultation, we’ll provide a detailed design proposal, including multiple options that align with your budget and design preferences.
We are located in Hanmer, Ontario, just north of Sudbury's city centre. Thanks to modern technology, we’re able to collaborate with clients across Ontario. As a BCIN-certified firm, we’re qualified to provide our services province-wide. While we can work anywhere in Ontario, new builds are often more cost-effective for clients, as additions and renovations typically require on-site visits to document existing conditions.
Since we’re a small office, most consultations are held virtually or by phone for your convenience. If an in-person meeting is needed, we’re happy to meet at a local coffee shop or at your residence. For areas outside the City of Sudbury, a fee may apply to cover travel and time
The timeline for a project depends on its size and complexity. Generally, a custom home design can take anywhere from 12 to 24 weeks or more, from the initial consultation to the issuance of construction drawings. For simpler projects where permit drawings supersede design, the process can be much faster, usually taking 3 to 6 weeks
