BCIN Permit Services in Ontario Services

Looking to build a detached garage in Ontario?

Download our pre-designed garage plans for free to jumpstart your project. These are complete construction drawings designed for review and planning under Part 9 of the Ontario Building Code.

Note: To submit for a building permit in Ontario, your municipality requires a Site-Specific Plan and a final set tied to your address with a legal BCIN stamp. We provide the site-specific plan at a flat rate to get you shovel-ready.

1. Choose Your Design

  • Ready-to-use: High-architectural sets for planning and estimation

  • Designed for Ontario: All designs are drafted to meet the requirements of the Ontario Building Code

2. Move From "Review" to "Permit-Ready"

While the designs are free to download for planning, your local building department will require the following for approval:

  • BCIN Certification: We provide the legal designer's sign-off specifically for your project and municipality

  • Custom Site Plan: We map the garage plan to your property's survey, ensuring all setbacks and zoning bylaws are met

Terms of Use & Building Compliance

1. Preliminary Use Only The drawings provided in this library are for preliminary design and estimation purposes only. They are not for construction and are not intended to be submitted to any municipality as a "Permit-Ready" set without professional finalization by HP Home Design.

2. Mandatory BCIN & Site Plan Under the Ontario Building Code (OBC), most municipalities require a site-specific plan and a designer’s BCIN (Building Code Identification Number) certification for permit approval. Using these plans for construction without a site-specific

review and proper certification is a violation of local bylaws and may lead to fines, work-stop orders, or insurance complications.

3. Liability Disclaimer HP Home Design and Rob Fleury assume no liability for errors, omissions, or structural failures resulting from the use of these plans without a formal contract and site-specific certification. It is the responsibility of the owner/builder to ensure all local zoning, setbacks, and engineering requirements (such as snow loads or soil conditions) are met.

4. Copyright Notice These designs remain the intellectual property of HP Home Design. They are licensed for individual project use and may not be resold, redistributed, or used for commercial development without express written consent.
